424 W 47th St, New York, NY Common Clinton
Our first project, 424 West 47th St aka Common Clinton, is complete and open! This five-story 11,000 square foot vacant townhouse was redeveloped into a co-living building, with Common serving as the property manager. We are fanatically obsessed with creating the optimal experience for residents on this project, balancing ergonomics, efficiency, luxury, sustainability, and community, all of course within a budget.
Common Clinton features 32 beds, a common lounge, and a green roof with 360 degree views of Hell’s Kitchen designed by Shigeo Kawasaki. The home is Common’s most energy efficient home to date and a leader in best sustainable practices for a co-living building. Brooklyn SolarWorks installed a custom 14.4kW solar canopy that, combined with strategically placed motion sensor lights, low flow plumbing fixtures, and smart thermostats offsets a significant portion of the building’s energy footprint.
340 Clifton Pl, Brooklyn, NY
Our second project, 340 Clifton Pl, is opening soon! We were engaged as an owner’s rep on this 4-story 17,000 square foot walk up. The previous owner had gutted the building and abandoned construction midway through. We redesigned the floor plans to optimize for coliving, designed the interiors, and oversaw construction to completion. This property features 15 units, 67 beds, 2 lounges, a gym, a sauna, storage cages, bike racks, and a rear yard.
